Thank you for the opportunity to provide a proposal for repainting the exterior stucco surfaces of your home. Below are three service tiers designed to accommodate different budgets while maintaining proper preparation, material quality, and professional workmanship.
Tier 1
Cosmetic Refresh
Scope of Work
- Pressure wash all stucco surfaces to remove dirt, mildew, and chalking
- Light surface preparation including scraping loose or peeling paint and sanding rough areas
- Spot prime bare or exposed stucco using Sherwin-Williams Loxon Concrete & Masonry Primer
- Apply one (1) finish coat of Sherwin-Williams SuperPaint Exterior Acrylic to stucco
- Back-roll all painted stucco surfaces to ensure uniform coverage and proper material penetration
- Mask and protect windows, doors, fixtures, and adjacent surfaces
- Jobsite cleanup upon completion
- Paint life expectancy is 2-4 years.
Best For:
Stucco in fair condition where appearance is the primary concern
Tier 2
Enhanced Prep & Durability
Scope of Work
- Pressure wash all stucco surfaces to remove dirt, mildew, and chalking
- Full surface preparation including scraping failing paint, sanding/feathering edges, and filling minor stucco cracks
- Spot prime all bare and repaired areas using Sherwin-Williams Loxon Primer
- Apply one (1) full finish coat of Sherwin-Williams Duration Exterior Acrylic to stucco
- Back-roll all painted stucco surfaces to improve adhesion and consistency
- Caulk minor gaps, penetrations, and transitions as needed
- Mask and protect all windows, doors, trim, and landscaping
- Final walkthrough and touch-ups
- Paint life expectancy is 4-7 years.

Tier 3
Maximum Prep & Protection
Scope of Work
- Thorough pressure washing of all stucco surfaces, walkways, and driveways to remove heavy dirt, mildew, and chalking
- Extensive surface preparation including aggressive scraping, crack filling, patching, sanding, and feathering
- Apply Sherwin-Williams Loxon Masonry Conditioner and/or Loxon Primer as required to stabilize porous or chalky stucco
- Apply one (1) full finish coat of Sherwin-Williams Emerald Exterior Acrylic to stucco
- Back-roll all painted stucco surfaces to maximize penetration and uniformity
- Seal penetrations and transitions with premium exterior caulk
- Enhanced masking and protection of surrounding surfaces
- Detailed final inspection, touch-ups, and client walkthrough
- Paint life expectancy is 7-10 years.
Best For:
Older, chalky, or sun-exposed stucco requiring superior surface conditioning and coating performance
